Siesta Key Hotel Neighborhood Workshop
Petitioner is proposing the construction, development, and operation of an 8-story hotel (a 5-level hotel over 3 levels of parking; the first parking level is below BFE) on the Property, with hotel restaurant, bar, and shops located inside the main building (collectively, the “Hotel”). The Hotel will have a height of approximately 80 feet above Base Flood Elevation (“BFE”) and its architecture will compliment and be consistent with the style of Sarasota and Siesta Key, incorporating key design features from the Sarasota School of Architecture. Primary access to the Property and the Hotel will be from Calle Miramar.
No changes to the Property’s future land use designation or zoning district are proposed. Pursuant to UDC Section 124-76.c(3)e.19, Transient Accommodations are allowed by Special Exception in the CG/SKOD zoning district, and pursuant to UDC Section 124-76.c(3)f, maximum height in the CG/SKOD zoning district may be increased up to 85 feet above BFE by Special Exception. Therefore, in connection with the Hotel, Petitioner is requesting:
1. A text amendment to the Sarasota County Unified Development Code (the “UDC”) to provide that Transient Accommodations are considered a non-residential use and treated as such (the “UDC Amendment”);
2. A Special Exception pursuant to UDC Section 124-43 for:
a. Transient Accommodations within the CG/SKOD zoning district pursuant to Section 124-76.c(3)e.19 of the UDC; and
b. A height increase in the CG/SKOD zoning district to 80 feet above BFE pursuant to Section 124-76.c(3)f of the UDC; and
3. A text amendment to Future Land Use Policy 2.9.1 of the Sarasota County Comprehensive Plan (the “Comprehensive Plan”). A proposed binding development concept plan will be displayed at the electronic/virtual workshop.
